Tiny house living is popular these days — but some states are better suited for them than others. Want to know which states are best (and worst) for tiny houses? And where does Georgia fall on the list? LawnStarter has ranked 2024’s Best States for Tiny House Living, and the results may surprise you.

LawnStarter compared the 50 states on the legality of constructing a tiny home. They also looked at the suitability of building in an urban setting, based on average yard acreages, and in a remote environment based on off-grid lifestyle-friendliness.

Here are the 10 Best States for Tiny House Living in 2024, according to LawnStarter…

  2. Kentucky
  3. Arkansas
  4. Maine
  5. Minnesota
  6. Montana
  7. Alabama
  8. Georgia
  9. Texas
  10. Kansas

According to LawnStarter’s research, the eastern half of America offers the most ideal conditions for compact dwellings. The top performers boasted ample land for those looking to build in more crowded areas and great environments for self-reliant tiny-house dwellers preferring more remote settings.

So which states are considered the worst for tiny house living?

41. Maryland
42. Nevada
43. West Virginia
44. Iowa
45. Wisconsin
46. North Dakota
47. Louisiana
48. Alaska
49. New York
50. New Jersey

Unfortunately, the 8 states that ban tiny homes — except Maryland (No. 41) and Nevada (No. 42) — occupy the 10 worst spots in LawnStarter’s ranking. States that ranked 43-50 have all banned tiny houses.

If not for the red tape, some of these bottom states actually would make ideal candidates for tiny house living. Iowa (No. 44) leads all 50 states in off-grid lifestyle-friendliness, for example, while West Virginia (No. 43) outranks 41 states in yard acreage.
